The Gramercy Park Project.

A single residence in Gramercy Park, operated as our Living Lab — ten brands set into ten experience themes, woven into daily life over an extended stay. Ten moments in a day.

The premise: as AI commoditizes information, what remains irreplaceable is sensory discovery — the kind that emerges only by living with something for weeks. Discovery Through Living.

What one resident notices, the next inherits as part of the room's quiet logic. Feedback at move-in, a month in, and at departure feeds the next iteration. The residence is co-created with the people who live there — and with Tokyu Land US and Matsuri Technologies, partners on multiple sides of the bridge.

The Living Lab is also a soft market entry vehicle: a curated collection of Japanese brands sits inside daily life — sanitaryware, fragrance, kitchen craft, textiles — placed into moments where their value is felt before it is named. The residence becomes a New York reading of each.

Featured Project · Japanese Culinary

A hospitality practice near Tokyo.

A restaurant group in the Greater Tokyo area, operated as part of our broader hospitality practice. We work in four Japanese categories: just-fried tempura, ramen rooted in regional flavor, wagyu steak, and wagyu hamburger steak — both built around Hitachi-gyu New York Strip.

Hitachi-gyu is a regional Japanese wagyu, raised in the same region as the restaurants. Its marbling and depth define both the steak and the hamburger steak — a local-source ingredient at the center of the practice.
